Refurbishment Progress

  • In August 2020, we began the long-awaited refurbishment of Bickenhall Mansions, updating external areas and internal common parts to restore our reputation as an elegant mansion block in the heart of Marylebone. A sympathetic refurbishment will make Bickenhall Mansions a better place to live – with welcoming entrances, an upgraded main reception area, 21st Century infrastructure to support our increasing demands and enhanced compliance with Health & Safety and other regulations.
  • We embarked upon Phase 1 which comprised the internal refurbishment works of all blocks (prioritised namely due to fire alarm upgrades, fire rated doors etc) and an early element of the external works (to block 7 only) to help inform the budget for the external works across the estate. Works were sequenced in phases to allow us to commence on site as soon as possible whilst accruing funds for latter stages of the works.  Phase 1 was completed on budget.
  • Phase 2 works will comprise the external repair and maintenance works for the facades on Bickenhall Street and Gloucester Place, as well as the two end flanks to Baker Street, plus roofs of the North and South Blocks (blocks 2-8). These works are anticipated to take place during 2025 and 2026. Note that Block 7 was completed in Phase 1.
  • Tender documents for Phase 2 will be issued to Contractors in 2024 with the tender period including analysis in Q1 2025. Residents will be issued with a Statement of Estimates following completion of the tender analysis. The procurement and phasing detail will be determined during the tender process. Further details will be shared in due course.
  • We would also like to remind lessees with aged windows that they can benefit from the scaffolding in place to facilitate replacement windows during Phase 2. Should you wish to register your interest to have your windows replaced, please reach out to the Building Manager who can arrange for the appointed Surveyors, Maurice Fitz George Ltd. to be in contact to answer any initial questions. Note that the cost of replacement of the windows will be down to each flat owner.
  • Looking ahead after these Phase 2 works, attention will then turn to the Marylebone Road elevation and remaining roofs and lightwells, which for logistical purposes will coincide with boiler house/heating and hot water renewal works. Subject to funds it is expected that these later works will take place over two further Phases 3 & 4.
